Agents: this is deliberately simple enough to run live with a seller. Both commission sides are separate inputs, because since 2024 the buyer side is negotiated rather than assumed, and plenty of sellers now want to see the difference between offering it and not.
Sellers: the payoff figure is the one most people get wrong. It is not your last statement balance. It includes interest through the payoff date, and your escrow balance comes back to you separately rather than reducing the payoff.
What to adjust before trusting it
Transfer taxes vary enormously. Texas has no state transfer tax, Colorado charges a small documentary fee, and California rates vary by city and county. Title and escrow practices differ by state too, including who customarily pays for what.
