The loan is national. The law is not.

People assume a mortgage works the same way everywhere, and it mostly does — until it does not. A cash-out refinance in Texas is governed by the state constitution and capped at 80% of value, which means a Texas veteran cannot do the 100% VA cash-out a Colorado veteran can. California has thirteen counties where government financing reaches $1,249,125, so buyers there routinely reach for a jumbo loan hundreds of thousands of dollars before they need one. Most of Georgia outside the metros is USDA-eligible, which puts 0% down on the table for buyers who assumed they needed 3.5%. And Colorado’s FHA limits swing from $541,650 in El Paso County to $862,500 across the Denver metro, so the county line can decide what you can buy. Knowing those four rulebooks is the reason the licenses are worth holding. What states are you licensed to originate mortgages in?

Colorado (license 100530548), California (CA-DFPI 1352284), Georgia (1352284) and Texas, all under NMLS ID 1352284. A mortgage loan officer must be licensed in the state where the property is located, not where the borrower lives — so if you live in Arizona and are buying in Colorado, I can help.

Can you help me if I live in another state but am buying in one of yours?

Yes. Licensing follows the property, not the borrower. Out-of-state buyers purchasing in Colorado, California, Georgia or Texas are straightforward. The reverse is not true: if you live in Colorado but are buying in Florida, I cannot originate that loan.

Do I have to come to your office?

Only if you want to. Colorado clients are welcome at 12001 Tejon Street, Unit 128 in Westminster, and plenty of people prefer to sit down in person. California, Georgia and Texas files run entirely remotely — application, document upload, disclosures and closing coordination all happen electronically.
