Fees versus prepaids

Half of what people call closing costs is not a fee at all. Prepaid taxes and insurance fund your own escrow account, and that money comes back to you as bills get paid. Separating the two is the fastest way to understand a Loan Estimate — see how to read a Loan Estimate.

Government loans add their own upfront charge: FHA upfront MIP, the VA funding fee or the USDA guarantee fee. Those are usually financed into the loan rather than paid in cash, which is why they appear separately here.

What reduces the cash you bring

Seller concessions, lender credits, gift funds and down payment assistance all lower cash to close. In Colorado, down payment assistance programs can cover a large share of it, and on VA loans I waive my lender fees entirely.
