Texas takes care of its own. If you serve your community — teacher, first responder, peace officer, or veteran — TSAHC’s Homes for Texas Heroes gives you up to 5% in down payment help, plus a free federal tax credit.

Down payment help for the people who serve Texas.

The Homes for Texas Heroes program, from the Texas State Affordable Housing Corporation (TSAHC), rewards the professionals who keep our communities running. It provides down payment and closing-cost assistance worth up to 5% of your loan amount — and you don’t have to be a first-time buyer. Pair it with a free Mortgage Credit Certificate for an ongoing federal tax credit, and it’s one of the most valuable packages available to Texas heroes.

Up to 5%, grant or forgivable

Assistance of 2%, 3%, 4%, or 5% of your loan amount — as a grant you never repay, or a forgivable second lien that’s fully forgiven and only repaid if you sell or refinance within three years.

Bonus

A free tax credit (MCC)

Eligible heroes can add a free Mortgage Credit Certificate — an annual federal income-tax credit (currently 15% of your mortgage interest) for as long as you keep the loan.

You don’t have to be a first-time buyer to use the down payment assistance. Minimum 620 credit score; no maximum DTI with automated approval.
